Experence
We personally have
experience that the details within the ebook work. In 1985 I purchased my first property. I worked for a Rice Mill, started in 1980 making $3.80 per hour, so I think you know I didn’t have a lot of money. By 1993, I owned 46
Units. In 1987, I purchased
one such property for $10,200 which appraised the year before for $30,000. When I saw the property, I put $300 down as earnest money to hold the
property until I could get to the bank. I never even went inside. I knew the
money was there to be made. I closed with 3 weeks, Before
the closing I purchased insurane for the building.
At closing, the Prorated rents, Taxes, and Deposits were paid to me from the
buyer. At this time I had $200 more than I spent to get the Apartments. 3
days later I collected the next months rent. I was $1300 ahead and have never been in the red
since. This is just one story, It’s so very easy and there are properties to be bought
everywhere.
And anyone that tells you this dosen’t
happen is either not wanting the competition or simply has no clue. This happens
every day. Probably not near as much since 911 but I’ve turned down so many
property buys. If you are just buying for personal reasons, you probably
won’t realize just how many opportunities are out there but if you do it for
investments, After a while, word will get around and
the properties will come to you.
